Does this feel like a gold rush given the location, to be close to the southern border, the opportunity to be remote?

To Dr. Fowler - Given the amount of time it takes to get a chip factory online, is there a high risk in this investment to build factories?

What kinds of incentives - if any - are coming to these companies to build these factories in the Sun Belt?
