Rental arbitrage is basically buying a house with the primary residence loan and then renting out parts of the house or most of the house to generate income. The best reason to do this is it takes less money and you get all the benefits of ownership, but still get into the right neighborhoods,. You're not forced into any of the risk that I don't like. One of my favorite strategies next one up is house hacking.
