A lot of real estate deals are based on what the value should be, not where it is. Buyers who buy at non existing cap rates or three % cap rates don't work because they're based on pro formala. I tell people to be very wary of where they're buying and how they're buying. And especially a duplex too. If it's worth one 50 on pro forma where you can get rents, well buy it on where rents are.
