Are You Prepping Your Investors for Cash Flow?
A lot of the investors that we took on were very used to putting into deals that didn't cash flow for maybe one or two years, or they invested in a lot of flips. So yeah, you definitely have to let your investors know this is the game plan where we're not buying a cash flow in property. For us, it was 12 months. We ended up hitting it in six. Would you do another heavy lift of this caliber again? Absolutely. I think we would change our criteria a little bit. It's hard to plan for a lot of these things but we should add a little bit more cushion here.
