The Advantages of Due Diligence for Retail Investors
I see a lot of investors and not just new investors messing up on due diligence, doing things like not looking up building department orders code violations. I think the two big sins that I see all the time is over valuing properties and underestimating what repairs are going to cost. And then you get the right combination of those that can turn into a pretty big disaster.
