I like Section 8 for a few reasons. It's predictable, in my opinion, as long as you know that you're going to have some difficulties then you've already accepted them. One of the biggest things I do is I try to limit turnover and that is such a fine line because if you're rents are too low, you're leaving money on the table. A program in Sarasota pays me an incentive every time I move someone in. When can they meet with the money? Meet someone picks up the money, signs and paperwork.
