There's a live example of how it may make sense in my life. There is an interval fund out there that you can 1031 exchange real estate into. You don't need to go like overpay for some Chick-fil-A ground lease or whatever from some 1031 broker. According to Twitter, much like German buns two years ago, a Chick- Fil A ground lease could conceivably trade at negative real rates and still be profitable.
