There is a lot of cash buyers in the market as well. And I know a lot of people right now with good cash coffers throughout their sort of like long leases, safety net type property. So it's service stations, child cares, fast food places. People buy on a yield at the time and then there might be a fixed 3% rent increase. They look at a lease and they get just a safe leased to go over the plate. It's almost romantic when these assets are sold. There's no upside in them because you're not actually getting any value for your money. But everyone's getting a special serviceability right now - hopefully that will immediately rate after rates are coming back
