I looked at first of all I looked just at the dividend history and they've been paying since 2015 at 25 cents per quarter and dividend Never raised it. So for me, that's already a red flag I think that a 4.6 percent yield and that's the reason why I'm not even looking further. And it came across as a kind of a family business Already existing for I don't know 80 or 90 years. It looks relatively Good everything is grown like it should there's very little depth on itAnd dividends are well covered. They have but as you said the dividend history has been flat from 2013. You're really looking at Capital appreciation. Yeah, and I'm reinvesting
