The New Urbanism
The new urbanism, I think was coined seven or eight years in something like that. It's the idea it essentially is old urbanism adapted to the modern world. In places where old things urban carries good connotations, then by all means it's called an urbanism. And but in places where they're otherwise, it's still called T&D, a traditional neighborhood development.
