UBS doesn't forecast mortgage rates. We do forecast 10 year treasury yields. But if we look historically, there's been about 170 basis points spread or a very long term, between the 10 year treasury and the 30 year fixed rate mortgage. So that would imply somewhere between four 70 and five. And right now we're above that because of the extreme volatility and interest rates number one. And number two, and this is getting a little wonky. You know, if we look at the differences between what's called the primary and the secondary mortgage rate, there is some dislocation there so that is putting rates.
