In order to incentivze that manager to do really well, they actually get a promote. Most of their income and profit from this deal comes from the promote. And typically most of these syndication deals charge a one % fee. If you want to keep your fees rock bottom, super cheap, as cheap as you can, probably should not invest in any sort of private real estate. No syndications, noa private real Estate. You have to pay an on-the-run index fund if you want to run some sort of real estate syndication on a little 20 million dollars. They're not gong to be willing to do it for point zero three percentage points. Like vanguard
