Nick Hill: Before that big money moment, all of us investors should be focusing on cash flow and having properties that cash will allow you to use such programs as a rental wash strategy. I don't think there are many markets in which a condominium is going to be a cash flowing asset if it's purchased at today's prices and today's rental rates. The equity will eventually provide you with that bigmoney moment, but it will take longer to get there if your first few properties aren't cash flowing.
