How to Prepare for a Real Estate Recession

In 2005, we sold three of our rentals and got the cash. And then we headed into the recession and it was a scary recession. If we hadn't sold those three properties, we'd have probably gone under there. The number one lesson we learned about a real estate recession is make sure you got enough cash on hand that if your income drops, you can make it through.
