I think an awful lot of landlords definitely institutional landlords and I think even small ones they view anything a tenant wants as an inconvenience or an annoyance. When it comes time to renew the leases generally you'll have a higher retention then you'll probably get more rent out of them so it's a very simple business simple bus. People try and mystify and make it very scientific especially in our profession like we're both real estate professionals. There's a whole bunch of stories in here if I just looked at myself and our family and people always look at best practices, he says.
