The Benefits of Refinancing Real Estate
I think a lot of people that don't know much about real estate don't realize that there's no tax on the appreciation unless you sell the property. So my goal was financial freedom in 10 years or less, right? I can't get financial freedom if I don't know what the market's going to do. If I focus on cash flow, I get a pretty much a steady stream of money monthly. But if you're only depending on appreciation, then if the market downturns, you're screwed. You won't have any equity to refinance out. And then you'll have five years gone and you'll have no money to show for it.
