The Risks of Refinancing

The value of real estate is a moving target because it moves with the economy. It might be less favorable for you when you get done with your bird than it was when you bought it. I just had to refinance out of a 9% hard money loan into a 10.75% 30 year fixed. Whoa. On a $2 million property. Yeah. That's like musical shares when the music shuts off and then only share that I could sit in was a10.75% interest rate chair. So yeah, that does happen. It is something you have to be aware of.

The BRRRR method just got served a devastating blow. With new financing rules and regulations, the “Buy, Rehab, Rent, Refinance, Repeat” strategy could be coming to a close for rookie real estate investors. This is a sensitive subject for most investing experts, as the BRRRR method was almost foolproof from 2010 to 2020.
