The Competitive Environment of Bridge Lending

Brokers were saying, look, if you don't put bridge debt on this deal, which is a stabilized deal, let's say a 1980s asset, you're not going to get it. And so they can outbid you by a bunch of money. How are you going to compete with a guy that's coming in with a bridge debt loan who's getting 85% leverage? In some cases, plus rehab costs, how are you going To compete with that? Well, you don't, you lose the deal.
