Industrial Real Estate Development - How Does It Work?
We still own the first industrial building, the Tramel Belt in 1948. And it's on Cole Street in Dallas, Texas, and my youngest son is named Cole. So I love that. Look, you could see the e-commerce trends coming from a mile away. It started in the mid-90s, but it became very clear a decade ago that this trend was accelerating. But nonetheless, when you're looking at secular trends, that secular trend seemed to us to be very clear. We are not publicly traded, and we have no outside shareholders in the company.
