A lot of the kind of exerb in development that we nd low, very low density development that we've built has this sort of built in long term fiscal drag. So i think the first thing you have to do is sort of accept that a lot of that stuff just doesn't make long term economic sense. We have to think about how we leverage change to get the kind of diverse communities that we want,. rather than just having another cycle of concentrated poverty.
