Right now, if the interest rate is higher than the cap rate, it's inverted. So that's kind of the first deal breaker. And then debt right now, looking at that really closely, arguably a 301 bridge loan makes sense now just simply because of the cycle for where the interest rate projections are going. But I still love the idea of long term fixed debt, preferably without huge prepayment penalties and so there's definitely strategy in both of them.
