We've got higher inflation on a trend basis now between two and a half and three and a half percent. It could dip pretty low in the middle of this year. Wilmington Trust, we're much more focused on nine and 12 and 24 months out. Those higher inflation numbers are going to keep rates higher and actually offer some opportunities for investors.
