Long-term tenants are worth their weight in gold for the fact that they spare you from the costs of turnover. Good long term tenants who stay for five years, ten years, 15 years can be a real asset to your property portfolio. The lease can always state that the rent is going to be first x 12 months and then it will adjust by three or four percent per year at the twelve month mark.
