It's just hard to get last mile deals approved. During COVID, you could sell and we did through rezoning processes. You can maybe hit a six and a half yield on cost in a really good deal. But all these funds are raised in capital with one in a seven percent yield on cost and to hit whatever, lever to unlevered IRR, they're heading which is mid teens.
