Existing home supply is on the floor. And that creates a market that can be dominated by builders. So we saw an HAB home builder sentiment bottom last year and start rebounding. Every time the mortgage rate drops to like 6%, you get a rebound in mortgage applications. It's not just some kind of housing inflation over and it's lagging.
