Mortgage Rates Are Not Going Any Higher, You Know?

I really think it's at the maximum point of pain right now until something breaks. So again, like rates, overnight rates are not going to go any higher. The banks love that, by the way, because you know, Richard and Ed interest margins,. They prefer a steep curve, especially on the front end. But if we do straight coming up, then it'll get worse. And so I suppose that could work so long as rates come down meaningfully in one or two years.
