A cost segregation study is an engineering study like you would get a survey or an appraisal. It's a report at the end that takes the building that you just purchased and blows it into its component pieces. 2017 tax cuts, jobs act, renewed 100% bonus depreciation for all 1245 property. They opened up bonus depreciation to use property.
