The Importance of Buying at the Right Basis
We believe in our business plan and we believe buying at the right basis is critical. There's a lot of large operators that are just causing. They're not doing anything. This is not a mom and pop owner that bought 10 homes and now they're having to get rid of everything because they can't rent them out. These are large scale apartment institutional owners where we're buying at least in Dallas at least 200 plus units. You'll have some of those with local syndicators that for the very first time they've done a deal and they didn't take into account all the risk factors of the deal.
