We don't have a demographics issue anymore. This isn't like what I used to talk about in the previous decade from 2010. So if you get anybody moving, move up buyers, move down buyers, first time home buyers, cash buyers, investors, you got enough people there for demand. It's all about rates. And we really see these really tight correlation to mortgage rates and weekly purchase application data and home sales that it's because the data is so wild.
