We've been able to export if you will our multifamily expertise to other regions as well as our relationships with some of these operators. And another good example is in seniors housing, where we have worked on seniors housing the UK for quite some time. But a lot of that has been in the spirit of taking the US private pay model and exporting that. Just culturally it hasn't really been accepted, but it's just becoming more of a reality with aging demographics.
