We're not egocentric at kimco, so we try and make sure that we recognize that it's not our expertise. Ri sort of focus on what you do best and make sure you have the corps competency. We've ground leased certain portions of the portfolio to apartment developers. And then we've also entered in to join ventures where we contribute the land that have marked a thesis,. In essence, getting paid for our entitlement work.
