How to Leverage Pace on New Construction

On new construction, it's really just part of the financial engineering. It allows a building owner to get a little more capital, perhaps, not much more, but about 5% more. The retrofits are what will be cash flow neutral or better. And so you can't take full credit for having pace in there. There's probably going to be pace enough to be positive.
