Investing in Cash During a Recession

The only times you can get a deal is if the market misprices it, which is highly unlikely to stay in age because there's so many smart people with computers and those mispricings don't happen that often. So right now, I would argue that even though interest rates have come off the 7.5% down to six and a quarter, things have come off quite a bit. You're probably looking at a 35 to 40% drop in real estate from the peak in order for it to be properly priced. And we're gonna see a ton of this if we go into recession for the next few years.
