Are You in a Great Real Estate Area?

I love real estate. I would love to own rental property, but my state is not great for it. There are states where you can make things cash flow easier. My only problem is, is the person going to pay me? As long as that person's going to pay us, i get my cash flow, and if they don't, i get property. So feel really comfortable with that at my stage in life. For i don't have extra hours. All my extra hours go to my kids and, you know, all their activities. I don't have time to be a landlord.
