The Bad Side of Commercial Property Acquisitions

The bad side of that industry is the fees. It's a safe investment or was safe when the valuation's stacked up. But what I say, it's not all doom and gloom. This is a moment in time again. If you interest rate drop next year, all of a sudden, those valves are completely justified again. That's sort of what has always happened except for the GFC. There were more highly leveraged back then, these funds. So they're a lot more conservatively weighted these days. And no asset class starts at the moment because it basically interests rates are causing more costs.
