In the month of February, we had a 20-year low in the number of new listings across the country. So it's just, yeah, demand is still weak because mortgages are 5%. You got to get the stress test at seven, but there's just literally no supply. And we've just added a million people. I think this is going to eventually figure itself out, but in the very short term, we're seeing upwards pressure on housing prices.
