In an opportunity zone deal, because you get a step up in basis to fair market value, you pay no depreciation recapture and no capital gains. You just hold for ten years at the fund level. So if you've bonus depreciated something that has a 15 year depreciation schedule and you're only ten years into it, you would pay five years worth of depreciation recapture income tax on that specific amount. But this eliminates that completely.
