The job of the appraiser is to protect the lender. So unless there's actual evidence to prove that value exists, they're not going to just extrapolate it for you and give you an additional five or 7% on your house. I've seen many would be wholesalers or fix and flippers make errors where they will ignore a comp within a subdivision. A prey actually, wholesalers are very, very, very guilty of this because they're trying to share or try to paint a picture of what a property's potential is.
