The company came on our radar really in a big way when they went public in 2010. We approached them on a one-off proprietary basis and we entered into a very rapid due diligence process. So it became about us sort of working collaboratively with the management team to help them come up with the diligence information that we needed. And then just coincidentally, I mean, they say in real estate location, location, location and private equity, it's timing, timing, timing. That combination of I think COVID and then more importantly, they started that succession planning,. opened the door a little bit and we happened to stick our foot in at the right time.
