I Don't Understand Cap Rates, Right?
I didn't understand cap rates because at the time that just didn't make sense. You're not paying cash for a deal. So like a cap rate's great. That's how we value it. But I'm not paying cash and that's not my return. Exactly. And all I cared about was what if I invest this much money, how much money am I going to get back predicated on cash flow? I kid you not. It just didn't matter to me at the time.
