I just really wanted to focus on that because so many people over the last you know two years especially have just gotten into the speculation mindset where I can go in and flip a house and make a hundred thousand dollars. We've kind of been on a downtrend with some epsid and flows since then and I think you know that now we're seeing from a magnitude perspective the first time we've seen interest rates increase to that scale on a person you know like a multiple basis obviously not nearly that.
