How to Raise Capital for a Multifamily Property
Industrial triple net is a great asset class, but it's expensive. Cap rates have compressed so much in the apartment space because institutional money is chasing it. If you're buying an apartment at a four cap and you can get a triple net at an eight cap in the same MSA of Phoenix, you would go with the triple net. You have one tenant and all of the expenses are on them.
