In a higher rate environment, when homeowners can afford to pay less. This is this it's very close to home for me because I we bought a home in in a new area where builders are still building last summer. And now we're trying to sell that home and it's hard to compete. That's exactly what I was thinking about those materials. The industry at large recognizes. Hey, we are anywhere from, you know, two and a half to five million units short,. depending on what survey and what market observer and economist you look at. We know we need more housing.
