Joe Ferrell: The biggest mistake we made is that we trusted the third party property management company to run the construction management. We were told by this third party property manager company that they could do all that and they were terrible at it. None of these subcontractors were staying on schedule or on budget you fall behind so I was having to go out to the property to out these vendors make sure they're doing what they're supposed to do. Don't take crap for anybody else because they're not going to put the work in that's necessary for you to achieve your goals.
