We have a high propensity to earn above average income so therefore they will be out you want to chase around and see where those people want to live. So as it's selection going forward is going to be the key here and making sure that you understand where those people are going to be. I'm with you Ben I don't have any fundamental concerns about growth still happening it's just you need to be more selective than you ever have. And if these blue chip locations are going to continue to put pressure on property prices as we go
