Don't Bank on Double Digit Rent Growth

Double digit rent growth is not something to be banking on. I've passed on deals that I look at and I'm thinking they're probably going to make a lot of money. But if I'm not going to sleep good at night, it's not worth it to me. There's so many operators. I don't need to hit the home run. And in addition to that, just because you've had historic rent increases, don't bank on that for the trip.
