In South Korea, Seoul is actually still gaining population. But I can also see a small rural area in South Korea in 2040 where you basically can buy a house just for close to zero. The point is that more and more GDP per capita is going to start being a very misleading indicator for things judging economic growth. It will still be good to think about issues like welfare, but certainly the headline report on Wall Street says GDP per capita grows 1%.
