Is the Inventory Turning?
Inventories in some markets are rising at Mach speed. The velocity is plummeting, and it's a combination of rates, a lack of affordability,. people getting sort of, I want to run for the exits because I know now, which I didn't back in the last downturn, that home prices can actually go down. And we're seeing Phoenix probably deteriorate the fastest as they're growing so fast. We could see pretty substantial price corrections but it could be very short-lived.
