We buy the all these properties off market generate all of our deals with direct mail so we're sending out actual offer letters to landowners. We send them letters in the mail that are actually offers like a one page purchase agreement. So it's a little bit of a crazy business that way but so what we do is then we just buy these properties and for the most part we just buy them cash ourselves. And then there comes the point where we decide are we going to do any sort of value add type things to these properties could be some of these properties will end up being split into 20 acre parcels. Sometimes we don't do anything to these properties that we just bought it a really good deal
