Inflation is not running at 7%. You've got all these costs that are inflating across the board in terms of inflation. We're not having any more babies. Wages are firmly in negative gear. Why would Sydney have second-most expensive housing in the world? In fact, all the major Australian capital cities and areas are somewhere around the top 20 of the international housing affordability survey for unaffordable. It's actually an extreme number of people coming into the country. That has set up a bit of a cycle in terms of keeping house prices relatively trending up because we've been nowhere near able to build as many houses.
